§ 15.48.120. Buffering, setbacks, screening and landscaping.

    Yards and setbacks. Within an RV park, minimum setbacks shall be as follows:

    1.

    Front yard setback. The minimum front yard setback is fifty feet (50).

    2.

    Side yard setback. The minimum side yard setback when abutting residential districts is fifty feet (50); when abutting a dedicated public right-of-way, it shall be fifty feet (50); and when abutting any other zoning district, the side yard setback is twenty-five feet (25).

    3.

    Rear yard setback. The minimum rear yard setback is twenty-five (25) feet; unless it abuts a residential district, then the rear yard setback is fifty (50) feet.

    B.

    Landscaping. A landscaping plan illustrating the placement and type of trees and shrubs must be submitted as part of the park development plan. The design of the landscaping must mitigate the visual impact of the RV park on the surrounding area.

    1.

    No building or structure may be erected or placed within a buffer area, except a fence or wall.

    2.

    No RV may be located within a buffer area.

    C.

    Boundary fencing. Except for the front boundary, each recreation vehicle park shall be enclosed by attractive fencing.
